Tips for a good bangalore rental agreement

  1. 1

Keep the term at 11 months or less. A lease for more than one year must be registered.

  2. 2

Pay the stamp duty on Karnataka e-stamp paper first, and write the certificate number in the agreement.

  3. 3

Agree the deposit and the most the owner can deduct for painting before you sign. No Karnataka law fixes the deposit amount.

  4. 4

Write down the BESCOM meter reading and the furniture list on the day you move in.

  5. 5

Keep identity proof of every adult occupant ready for police verification.

Questions

How much security deposit can a Bangalore owner ask for?

No Karnataka law sets a limit. The Karnataka Rent Act, 1999 has no deposit cap, and its 2025 amendment did not add one. The deposit is what the owner and tenant agree, so write the amount and every allowed deduction in the agreement.

Why is a Bangalore rental agreement for 11 months?

The Registration Act, 1908 makes registration compulsory for a lease of more than one year. An agreement for 11 months or less does not need registration, so you avoid the visit to the sub-registrar office. You still pay stamp duty.

Can I e-sign a rental agreement in Bangalore?

Many owners and tenants sign 11-month agreements electronically after they pay the stamp duty on e-stamp paper. A lease that must be registered still needs the registration process. SignKaro records a simple electronic signature with an audit certificate.

Can I change the wording?

Yes. Open the template in SignKaro, fill in the blanks, and change any line yourself or ask the built-in AI to rewrite a clause. Then send it for signature.

Is this template legal advice?

No. It is a plain-language starting point. Laws differ by country and state, so ask a lawyer to review contracts that carry real risk.
